Kitchen Countertop Fabrication and Installation

Scope of Work

Fabricate and install new kitchen countertops at 4821 Westgate Drive. Remove and dispose of existing laminate countertops. Template, fabricate, and install new countertops throughout the kitchen: main perimeter run, island, and peninsula. Total estimated area: 68 square feet of installed surface. Material: Calacatta Laza quartz (2cm thickness, full slab). Templating visit completed 3/14 — measurements confirmed.

Edge Profile

Selected edge: Eased edge (standard, included in base price) on all perimeter runs. Island edges: Mitered waterfall edge on two sides of island (both long sides drop to floor). Waterfall mitered edge: $28 per linear foot. Island has two 36-inch waterfall drops = 72 linear inches / 6 linear feet billed. All edges polished to match slab finish.

Cutouts and Modifications

Sink cutout: Single undermount farmhouse sink (client-supplied Kohler Whitehaven 36-inch apron sink). Apron-front cutout requires modified front cabinet frame — client's cabinet contractor to complete frame modification before countertop installation. Countertop cutout: $245. Cooktop cutout: 30-inch cooktop opening (client-supplied appliance, dimensions confirmed at template). Cutout: $185. Faucet holes: Three holes (faucet, spray, soap dispenser). $35 per hole = $105. No additional cutouts quoted. Any cutouts added after fabrication begins are not possible without re-fabrication.

Pricing

Base fabrication and installation: 68 sq ft × $92/sq ft (Calacatta Laza quartz, 2cm, eased edge, installed): $6,256 Edge upcharges: Waterfall mitered edge, island (6 linear ft × $28/lf): $168 Cutouts: Apron farmhouse sink cutout: $245 Cooktop cutout (30-inch): $185 Faucet holes (3 × $35): $105 Removal and disposal of existing laminate countertops: $195 Project total: $7,154 Deposit: 50% ($3,577) due at contract signing to schedule fabrication. Balance due day of installation before crew departs. We do not release countertops without payment — no exceptions. Note: Quartz pricing locked for 30 days from proposal date. Slab availability confirmed with supplier at time of quote.

Seam Placement

One seam required on main perimeter run: located at the corner transition between the sink run and the range run, approximately 42 inches from the left wall (see attached sketch). Seam positioned over solid cabinet support. No seam on island or peninsula — both pieces fabricated from single slab sections. Client initials required on seam diagram before fabrication begins. Quartz is a manufactured material — color and pattern consistency is high but minor variation across slabs can occur. Grain direction will be matched across the seam to the extent the slab permits.

Installation and Timeline

Fabrication lead time: 10–12 business days from deposit and signed contract. Installation day is typically 4–6 hours for a kitchen this size (2-person crew). Installation requirements: Cabinets must be fully installed and level before installation day. Apron sink cabinet frame modification must be complete. Plumbing and appliances must be disconnected — plumber disconnect/reconnect is not included in this proposal and is the client's responsibility. After installation: Caulk all perimeter seams between countertop and backsplash (if backsplash is already installed) or leave gap for tile installer. Quartz does not require sealing at installation.

Warranty and Care

Fabrication warranty: 1 year on seams, edge finish, and cutout quality. Chips or cracks from impact are not covered. Quartz care: Quartz is non-porous and does not require sealing. Avoid direct heat contact — always use trivets. Cutting directly on quartz will dull your knives and scratch the surface — always use a cutting board. Harsh chemicals (paint remover, drain cleaner, oven cleaner) will damage the surface and are not covered under warranty. Natural stone note: This proposal is for quartz. If client selects a natural stone alternative (granite, marble), sealing requirements and maintenance expectations will be covered in an updated proposal.

Kitchen Countertop Fabrication Proposal Tips

  1. 1

Charge for the templating visit — then credit it against the job. Templating takes an hour of skilled labor and a field measurement technician. Contractors who template for free train clients to waste their time. Charge $75–$150 for the visit, credit it at signing. Clients who are serious will pay it. Clients who were shopping you will opt out and save you both the trouble.

  2. 2

Specify edge profiles by name and price each one. Eased, beveled, ogee, waterfall — these are not interchangeable and they are not the same price. An ogee on 50 linear feet of perimeter costs more than an eased edge. Put the profile name, a one-line description, and the upcharge per linear foot in the proposal. 'Premium edge' is not a spec. 'Ogee edge, $12/linear foot upcharge' is.

  3. 3

Every cutout is a separate line item. Undermount sink cutout, cooktop cutout, faucet holes, soap dispenser hole — list each one and price it separately. The client adding a second sink after you templated for one is not a change order surprise if your original proposal already says 'single undermount sink cutout: $195; additional cutouts: $150 each.' Put the menu in front of them before fabrication starts.

  4. 4

Natural stone requires a sealer conversation before you take the job. Granite varies from nearly impervious to highly porous depending on the slab. White marble etches from lemon juice and red wine. Write the maintenance requirements into the proposal: 'Granite will be sealed at installation. Client responsible for annual resealing with penetrating sealer; unsealed stone is not covered under warranty.' If they're not willing to maintain it, steer them to quartz.

  5. 5

Seam placement is your call, not theirs — but document it. On an L-shaped kitchen with a 96-inch run, you need a seam. Where that seam lands depends on slab size, grain match, and structural support at the cabinet. Sketch the seam location on the proposal, get the client's initials next to it, and note that grain and color variation in natural stone cannot be guaranteed to match across the seam. This prevents the most common post-installation dispute in countertop work.
