Measure and list every surface separately. Clients want to know what they're paying for per area. A lumped total invites negotiation; an itemized bid makes the price feel earned.
Specify soft wash vs. high-pressure in the bid. Using the wrong method on painted siding or wood will cause damage and disputes. Calling it out up front shows competence and protects you if a client later questions a mark.
Add a pre-existing damage clause. Cracked caulking, peeling paint, and deteriorated window seals are common on older homes. A single sentence noting that you're not responsible for pre-existing conditions prevents most post-service disputes.
Set a minimum job size. Driving 25 minutes to do a $40 walkway cleaning is a bad trade. A $150 minimum is reasonable and most residential clients won't question it.
Collect payment same day. Pressure washing jobs are low-ticket, high-volume. Invoicing after the fact and chasing payment costs more than the job is worth. Set same-day payment expectations in the bid before showing up.
Per-square-foot pricing is standard. Common rates: house exteriors at $0.10–$0.18/sq ft (soft wash), driveways and concrete at $0.08–$0.15/sq ft, decks at $0.20–$0.35/sq ft. On a typical residential job (house + driveway + patio), you're looking at $350–$700. Set a minimum of $125–$200 so small jobs cover your time and travel.
List each surface by square footage and price separately, specify method (soft wash vs. high-pressure), note what's not included, add a pre-existing damage disclaimer, and state payment terms. A one-page bid covering these points wins more jobs than a verbal quote and prevents 90% of callback disputes.
For one-time residential jobs, a simple written bid with agreed scope and payment terms is usually enough. For commercial accounts or recurring contracts, a full service agreement is worth having. The bid becomes your contract if both parties sign it — so include your liability terms, cancellation window, and any pre-condition disclaimers right in the bid document.
Pre-documentation is your best protection. Before starting, note and photograph any cracked caulk, peeling paint, loose trim, or damaged screens. Send the photos with your bid or at least keep them time-stamped. When a client claims a new crack after the job, you have visual evidence of what was there before. Trying to work from memory after the fact is much harder.
Pressure washing uses high-pressure water (1,500–4,000 PSI) to blast debris off hard surfaces like concrete and brick. Soft washing uses low pressure (under 500 PSI) combined with a cleaning solution (usually sodium hypochlorite) to kill organic growth on surfaces like painted siding, stucco, and roofing. Using high pressure on painted or wood surfaces strips paint and damages grain. Specify the method in your bid so the client knows what they're getting.
