Project Overview
This proposal covers a complete renovation of your master bathroom (approximately 75 sq ft).
Scope of work:
- Full demo: remove tile, vanity, toilet, and tub
- Plumbing: convert tub to walk-in shower, relocate shower drain, replace supply lines and shut-offs
- Electrical: add GFCI outlets, new vanity lighting, exhaust fan upgrade
- Walk-in shower: 36" x 48" base, large-format tile, built-in niche, frameless glass enclosure
- Vanity: 60" double-sink vanity with quartz top, undermount sinks, and new faucets
- Tile: 12×24 porcelain floor tile, full wall tile in shower, herringbone mosaic accent
- New toilet (elongated, comfort height)
- Paint, trim, and accessories (towel bars, toilet paper holder, mirror)
Project duration: 3–4 weeks. Start date contingent on permit issuance and material availability.
Timeline
Week 1: Demo, rough plumbing, rough electrical
Week 2: Backer board, waterproofing membrane, floor and wall tile
Week 3: Shower glass enclosure installation, vanity set, fixtures
Week 4: Paint, trim, accessories, punch list
Inspections required after rough plumbing and electrical — we handle scheduling. Tile selections must be finalized before work begins (we will provide a samples allowance list).

Terms & Conditions
Payment schedule: 33% deposit at contract signing, 33% at rough-in inspection, 34% at substantial completion.
Tile, vanity, and fixtures are based on allowances. Overages and upgrades from selections are billed at cost plus 15%.
Any hidden conditions (rot, mold, out-of-code plumbing) discovered during demo will be documented and quoted separately before work continues. We are licensed, bonded, and insured. 1-year labor warranty. Certificate of insurance provided at signing.
